–Wide Open Floor Plan– If this means taking out a wall or an island in the kitchen, then do it. Buyers are looking for open and spacious floor plans.
–Trim Plants– Be sure that your bushes, trees, etc. are not overgrown.
–Focus on Lighting– Install dimmer switches and have updated light fixtures in important areas.
–Repairs– Complete any repairs or small fixes around the house that you may have been putting off.
–Green Efficiency– Installing energy efficient fixtures will not only save money on energy bills, but will make you home more appealing to buyers.
–Front Door– Focus on the front door in order to draw people in. Make sure the area is clean, any steps leading up to it are in good shape, that the door bell is working, etc. If you don’t already have an overhang, consider putting one in, as this is a useful feature to have to protect yourself or any guests from the rain or harsh sunlight while waiting for someone to come to the door or fumbling with your keys.
–Floors– Old carpeting will not only make your home look dirtier and more outdated, but can also contain toxic chemicals that can make your family sick or become a safety hazard if it is ripped up or frayed.
–Three R’s: Repair, Replace, Remove– Apply the three R’s to anything buyers might question, such as any décor that looks out of place, outdated light fixtures, or broken features.
–Hire an Inspector– Not all of the fixes that you’ll need to make will be cosmetic. Consider hiring an inspector to find any needed repairs such as termite damage or drywall issues.
–Paint– A fresh coat of paint can clean up any room. Try using neutral colors to brighten up your walls.
–Clean– This is the most obvious, but consistently cleaning and maintaining the beauty of your home keeps the value of your property in check.
–Kitchen & Bathrooms– Focus on these rooms, as they are very important selling points in a home. Staying up to date on appliances improves your home’s value. Make sure any features in your bathrooms are relaxed and modern to appeal to buyers.
